Commissioning
Independent verification that systems perform as intended
Commissioning is where we began, and it remains central to what we do. We manage the process from planning through functional testing and warranty follow-up, providing the owner an objective record that systems work, including where an energy code requires it.
Commissioning management
End-to-end leadership of the commissioning process, from planning and documentation through verification and closeout.
TAB review
Independent review of the balancing contractor's test-and-balance reports to confirm airflows and water flows meet design (we review; we don't perform TAB).
Functional testing oversight
Directing and witnessing structured functional performance tests that exercise systems through their sequences and modes of operation.
Deficiency tracking
A single, documented log of observed issues carried to resolution with accountable responses.
Warranty support
Guidance during the commissioning and warranty period to identify and resolve performance issues before coverage lapses.
Seasonal testing
Deferred testing under heating and cooling conditions that weren't available at initial commissioning.
Occupancy readiness
Verification that systems and controls are ready to support comfortable, reliable occupancy at turnover.
What to expect
A scope tied to useful, concrete outputs.
The exact activities and deliverables are defined in writing for your building. A typical commissioning engagement draws from the following.
Typical outputs
- A commissioning plan, construction checklists, and functional test records
- A single issues-and-resolution log with accountable responses
- Preliminary and final reports, plus seasonal or warranty follow-up when scoped
Common inputs
- Owner requirements, design documents, sequences, and approved submittals
- Contractor startup, TAB, controls, and training documentation
- Site access for installation checks, functional testing, and verification
Where we work
Commissioning where our path is recognized: 48 states.
Highlighted states have a recognized commissioning path based on our current research. Code applicability and acceptance of the commissioning authority are ultimately determined by the local authority having jurisdiction, and confirmed for each project.
Our current commissioning service footprint includes 48 states, using a mix of statewide-code, local-authority, and owner-driven paths. California, Washington, and Washington, DC use separate credential regimes. Project requirements and provider acceptance must be confirmed with the local authority.
